Community Appraisal Services' appraisers are state-certified, we do not use "trainees" or non-certified personnel. Our appraisers are on the Federal Housing Authority's "Roster of Approved Appraisers." The National Housing Act mandates that all appraisers chosen or approved to conduct appraisals of properties that will be security for FHA-insured mortgages must: (1) be "certified" by the State in which the property is located; or by a nationally recognized professional appraisal organization, and (2) have demonstrated verifiable education in the appraisal requirements established by the FHA.

Appraisal Management Company (AMC) Panel Appraisers

Appraisal management companies are sometimes employed by lending institutions to help manage and oversee appraisal assignments. An "AMC" will typically add appraisers to its panel after reviewing the appraiser's qualifications, experience, local market knowledge, report accuracy, and timeliness of appraisal inspections and report delivery.
We partner only with those AMC's who can demonstrate a commitment to the highest ethical standards, including knowledge and compliance with the Uniform Standards of Professional Appraisal Practice, or USPAP. |

REO Appraisals
|
REO or "Real Estate Owned" properties have undergone foreclosure, with the lender taking ownership of the property. We provide REO valuation services to lenders, Fannie Mae and other interested parties such as real estate portfolio managers.
When engaged for REO valuations, we give particular attention to the scope-of-work for the assignment. The type and definition of "value" is thoroughly communicated back to the client to insure the proper valuation is being provided. For example, an opinion of value can change significantly when a lender/client imposes certain restrictions on a home's exposure time. Likewise, "as-is" and "as-repaired" values can differ substantially when a property is found to have major damage or extensive deferred maintenance issues. |
Employee Relocation Appraisals

Employee relocation appraisals require specialized knowledge and training. Many residential appraisers who perform bank-lending appraisal assignments do not pursue employee relocation-specific training. Community Appraisal Services has appraisers who have taken the Employee Relocation Council's (ERC) appraisal training classes.
If you are an employee who has been asked by your company to select an appraiser for your relocation appraisal, make certain that when interviewing appraisers, you ask the appraiser-candidate what kind of experience and training they have in employee relocation appraisals. |
Appraisals For Divorce

Community Appraisal Services provides well-supported appraisals that are defensible in court. We work with local divorce attorneys and with attorneys from across the country. It's best to have the appraisal ordered by your attorney's office. It's important that we know if a "retrospective" appraisal is required (often times back to the date of separation).

Appraisals For Estate Settlement

We provide appraisal valuation services to accountants, attorneys, and estate executors. Appraisals for estate settlement are often "retrospective" to the decedent's date of death.
There are times when we are asked to provide a second opinion of value -- "current date" or "as of the date of the inspection". This can occur when a longer period of time has elapsed since the date of death, and an opinion of "current market value" is needed in order to determine a listing price price for the subject property. |
